2025 State Mandated Triennial Update

Parcel Search
To view the 2025 values, search for your property by parcel number, owner name or physical address in the quick search box in the upper right hand corner or select Search. Once you're on the Summary page for your parcel, scroll down to Values and select Tentative Values Available or select Value History. To view the tax card for 2025, select Tax Card and then select 2025 Tax Card (includes tentative values).

Owner-Occupancy
Every property owner who resides in their own property is eligible for an owner-occupancy credit on their property tax bill. Homeowners must make application for this reduction. This is often taken care of at time of transfer of real estate. To receive the owner-occupancy credit, you must own and occupy your home as your principal place of residence (domicile) on January 1 of the year you file for the reduction. A homeowner and spouse are entitled to this homestead tax reduction on only one home. The calculation is based on the dwelling and up to one acre of land.

Homestead
The Homestead exemption is available to all homeowners 65 and older and all totally and permanently disabled homeowners with a previous year's household income that does not exceed $40,000 as determined by the Ohio modified adjusted gross income tax of the owner and owner's spouse.

An Enhanced Homestead exemption is available to disabled veterans which increases the original Homestead from 28,000 to 56,000. Please contact our office if you are a disabled veteran. Seniors and disabled Ohioans must apply to their local County Auditor in order to take advantage of the homestead exemption.

To verify if you're receiving the owner-occupancy credit or the homestead exemption, search the parcel with your primary residence and select Summary. Scroll down to Values and look under Enrolled Programs. If you are not sure if you qualify for owner-occupancy credit or the homestead exemption, please call or stop in at our office.

Newly Created Parcel
If your parcel was created with a new survey in 2025 your value may not be available on the website. If you're unable to find the 2025 information, please contact our office to get a copy of the tax card.
